By using the Xiaoshutong internal automation platform ("Platform") operated by JnDee Projects Limited ("JnDee", "we", "us"), you ("you", "User") accept these Terms of Service. If you do not agree, do not use the Platform.
The Platform is an internal tool used by JnDee Projects staff to automate compliance tracking, tenancy administration, and deposit protection workflows for our property portfolio. It is not offered as a service to third parties or the general public.
External individuals (tenants, landlords, contractors) may interact passively with our automated workflows, for example by receiving SignWell e-signature emails or compliance notifications. Such interactions are governed by the underlying contractual relationship (tenancy agreement, supplier contract) and not by these Terms.

Your use of the Platform involves processing of personal data described in our Privacy Policy. By using the Platform you acknowledge you have read the Privacy Policy and accept the practices described therein.
The Platform, including its source code, documentation, and configuration, is the intellectual property of JnDee Projects Limited. No license is granted by these Terms.
Compliance certificates, contracts, and other documents processed through the Platform remain the property of their respective owners (JnDee, tenants, landlords, or issuing authorities as applicable).
The Platform integrates with third-party services including Meta (WhatsApp Business Cloud API), Google (Drive, Vision API), DeepSeek, SignWell, Sentry, and Hetzner Online. Their respective terms and policies apply to the data they process. See our Privacy Policy §5 for the sub-processor list.
The Platform is provided "as is" without warranty of any kind. JnDee does not warrant that the Platform will be uninterrupted, error-free, or that any specific compliance outcome will be achieved. Statutory compliance remains the responsibility of the property owner under UK law; the Platform is an aid, not a guarantee.
To the maximum extent permitted by law, JnDee's total liability arising from or in connection with the Platform shall not exceed £100. JnDee shall not be liable for any indirect, incidental, special, or consequential damages, including but not limited to loss of data, loss of revenue, or business interruption.
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded under English law (including liability for death or personal injury caused by negligence, or fraud).
We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the Platform after changes constitutes acceptance.
These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
Questions or concerns regarding these Terms:
